Today selling your home as become a little more complex but the good news is hundreds to thousands of homes are selling each week. The process may not be as easy but you can sell your home in today's market. However it might take a little more work and education on your part.

Understanding Your Buyer

Understanding your buyers mindset will help you sell your home for a good price and quickly. First you need to understand what motivates a buyer. Usually it is emotional, money and timing. Allow the potential buyer to be impressed the moment they walk through the door. It is important for you to see your house through a buyer's eyes. A good question to ask yourself is if you were buying this home what would you see, change, or attract you. You want your home look good and to impress your buyer.

Attract a Buyer
  • Have your home inspected. This will help you in knowing what you can fix up front and what your potential buyers might run into when making their final decisions. It might cost a little money but well worth it in the end.
  • Dress up your "curb appeal". The home's exterior is the first thing a buyer will see as they drive by.
  • De-clutter if needed. Consider a professional stager to help you with the process. A professional stager can help you with a fresh perspective on your home. Maximizes your space can attract buyers.
  • Repair, Repaint, and improve upon anything that might stand out in a buyer's mind. The first impression is always the lasting one.

In today's market this can be a difficult questions to ask. It is important to figure out the sales price but in the end is ultimately what the buyer is willing to pay. Never miss the opportunity to tell people you have your home listed. You never know who is looking to buy. Another great way to spread the word in today's market is by joining networking sites (Facebook, Craigslist, YouTube...the list goes on). Remember when telling people about your home don't go into every detail of the home but instead what memories you have cherished within the home.
